    A few years ago, our company went through an ownership transition.  A building lease was negotiated at that time with the previous company owners, and we are now ready to purchase the building. I am looking for creative ideas on how to structure the transaction. I know we could just go to the bank and get a loan for 80% of the FMV, but I'm wondering if anyone has ideas on how to structure it differently that may be more beneficial to one or both parties.  How about contract for deed or arranging for a certain portion of rent payments to be applied to the purchase price, etc.?   Please share your ideas on how you've seen real estate transfers work as part of a succession plan.
