Electronic Payment with Lien Waivers

We are a high-end custom residential general contractor (with significant self-performed carpentry) that uses Vista by Viewpoint.  We would like to move more of our payments to electronic/ACH, but roughly 90% of our payments require lien waivers.  If we go the electronic route, we would want a payment method that could require the payee to return a signed unconditional lien waiver electronically before they could accept the payment. Is anyone aware of such a program?  By the way, I should mention that very few of our subcontractors and vendors will take credit cards, and if they do, most want to tack on a 3% fee given the very large payment amounts; we looked into CommData a few years ago and it just didn't pencil out for us at the time.

    Thank you,

Are you using Compliance Codes/Groups on your subcontracts?  You can set up Compliance and the system would require that the lien waiver box be checked prior to allowing the system to generate a payment.

    Robin,

Textura is the solution you are describing.  it is a 3rd party software that integrates well with Viewpoint.

Robin - We have used Textura (with Vista) for many years & receive an electronic unconditional lien waiver once we ACH funds to our subcontractors.   It has worked well for us other than issues with subs paying a fee to use, but in most situations we are able to provide payment quicker (especially if there is a title Company involved where we have to track down every lien waiver before they'll pay us on the next draw).   It also has the ability for the subcontractors to input their payment application, so they don't have to worry which forms to complete & then that information is imported into Vista.  It was recently purchased by Oracle so hopefully that will be a good thing in the long run

If you have any question or would like to discuss further, please give me a call.

Thanks Todd.  How significant is the fee subs pay to use this?  Is it a flat amount or some percentage of their payment?

You definitely need to take a look at Textura - electronic payments and they are not released until the waiver is signed. Safe, secure and a real time saver. I used them for years and could not be happier!

Textura will handle payments and holds for Lien Waivers, and they will also handle billings...and Vista integrates with Textura. I was first introduced to Textura when I worked with a specialty sub. I didn't like it. It grew on me though and the ease of managing compliance holds and lien waiver holds, as well as the standardization of the pay applications, make it well worth the growing pains.

An alternative to Textura is GCpay.  We use them for the billing, waiver, and compliance side. Our payments are running through Nvoicepay but they can do payments too.  Danny and his team at GCPay are top notch and the customer service is second to none. It's probably one of the best 3rd party integrations we have ever done.
